Moving to Santa Cruz?
The ultimate guide for tech workers, families, and anyone trading the Silicon Valley grind for coastal calm.

It's not just about the beach (though that helps). It's about a fundamental shift in lifestyle quality.
The "Microclimate" Advantage
While San Francisco is foggy and San Jose is baking, we're enjoying the "Goldilocks" zone. 262 days of sunshine a year.
Remote Work Paradise
Fiber internet is standard in most neighborhoods, and your "commute" is a walk to the cliffs, not a crawl on 101.
Real Community
People actually know their neighbors here. It's a small town with big city amenities, not a sprawling suburb.

Cost of Living Reality Check
Comparable to San Jose, but you get ocean views instead of office parks.
Standard California rate, no special Mello-Roos in most established neighborhoods.
Lower stress, cleaner air, and active outdoor living year-round.

How Long Is the Commute, Really?
The #1 question every Bay Area transplant asks. Here's the honest answer, with live traffic data right now.
Real-time traffic via Google Maps. Times reflect current conditions.
Times shown are estimates based on current traffic conditions via Google Maps. Highway 17 conditions vary significantly during peak hours and after rain. Always check before your commute.
Best Windows
Before 7:00 AM and after 7:00 PM are the sweet spots. Highway 17 is genuinely clear, and you can make it to San Jose in under 45 minutes on a good day.
Peak Hours to Avoid
7–9 AM and 4–7 PM are the worst. Add 20–40 minutes each way during these windows, especially on Fridays heading into Santa Cruz.
Rain Warning
Highway 17 has steep grades and sharp curves. When it rains, slow down and give extra space. CHP frequently closes the highway during heavy storms — check 511.org before heading out in winter.
Pro tip from a local: many Santa Cruz remote workers batch their in-office days to Tuesday–Thursday, skipping the Monday/Friday rush entirely.

Which Neighborhood Is Right for You?
You've seen the data. Now find out which Santa Cruz neighborhood actually matches your lifestyle, budget, and commute needs.
What's your budget for a home?
This helps narrow down where you'll get the most for your money.
Buy here. Sell there. One agent handles both.
Most Bay Area transplants have a home to sell before they can buy in Santa Cruz. That coordination is where deals fall apart. With a dual real estate and mortgage license, I manage both sides of your move so nothing slips through the cracks.
You get one point of contact, one timeline, and a strategy built around your equity. No scrambling between two agents in two states.
Dual License Advantage
Real estate agent and mortgage loan officer in one. Your sale and your purchase move on the same timeline.
$2,000 Closing Savings
Through my Revest partnership, you save $2,000 at closing on your Santa Cruz purchase. That's real money back in your pocket.
Buy Before You Sell
Bridge loan and buy-before-you-sell strategies mean you don't have to sell first and scramble to find a place to land.
Know Before You Owe
I'll show you exactly what your Bay Area equity buys in Santa Cruz before you list a single property.

Secure Your Santa Cruz Home
Using your equity as leverage, we write a competitive offer. Bridge financing options mean you can buy before your current home closes if needed.
Close Both. Move Once.
I coordinate closing dates on both sides so you're not stuck in temporary housing or paying two mortgages. One smooth handoff.
Multi-state licensed: I hold mortgage licenses in California, Texas, Nevada, and Oregon. If your current home is in one of those states, I may be able to handle the mortgage side directly.
