The Heart of Santa Cruz Surf Culture

Pleasure Point is the neighborhood that people move to Santa Cruz for. Tucked between Live Oak and Capitola along East Cliff Drive, it's a stretch of coastline that feels like it belongs in a surf movie. The breaks at "The Point," "38th Ave," and "Sewer Peak" draw surfers from all over the world, but the neighborhood itself is deeply local.

The streets are lined with surf shops, taco stands, and coffee spots where everyone knows each other. You can walk from your front door to the water in minutes, grab a burrito at Tacos Moreno, and watch the sunset over the Pacific from the bluffs. It's a lifestyle that's genuinely hard to replicate anywhere else.

Homes here are a mix of classic beach cottages, remodeled bungalows, and newer construction that commands premium prices for the ocean proximity. If you're buying in Pleasure Point, you're buying into one of the most desirable coastal communities in all of California.

Local Hotspots

Verve Coffee Roasters

One of the most respected specialty coffee roasters in California, right in the heart of Pleasure Point. Their 41st Ave location is a neighborhood institution where surfers and remote workers coexist perfectly.

Tacos Moreno

A Santa Cruz legend. The line out the door is always worth it. Cash only, no frills, and some of the best street tacos you'll find outside of Mexico. A post-surf ritual for the whole neighborhood.

East Cliff Drive Bluffs

The iconic walking and biking path along the bluffs above the surf breaks. Watching a set roll in from up here is one of those Santa Cruz moments that never gets old, no matter how many years you've lived here.

Pleasure Point Surf Shop

The local board shop where you get your gear, hear about the conditions, and connect with the surf community. More than just a shop, it's a gathering spot for everyone who calls this neighborhood home.

Capitola Village (5 min away)

One of the biggest perks of Pleasure Point is the proximity to Capitola Village. Boutique restaurants, the famous Capitola Beach, and a charming downtown are just a short bike ride away.

Deluxe Foods

The beloved neighborhood grocery store on 41st Ave. It's small, curated, and packed with local and organic products. The kind of market that makes you feel like you live in a real community, not a suburb.

The Surf Scene

Pleasure Point has some of the most consistent surf breaks in Central California. The main breaks are:

The Point

Long right-hand point break. Best for intermediate to advanced surfers. Gets crowded on good days for a reason.

38th Ave

More forgiving beach break. Great for beginners and longboarders. A classic spot to learn the ropes.

Sewer Peak

A local favorite that breaks well in south swells. Less crowded than The Point and delivers quality waves.

Even if you don't surf, living near these breaks means you're surrounded by people who do, and that shapes the entire culture of the neighborhood. It's relaxed, unpretentious, and deeply connected to the ocean.

Schools & Education

Pleasure Point falls within the Live Oak School District (K-8) and the Santa Cruz City High School District (9-12). Families here also have access to some excellent private school options in the broader Santa Cruz area.

Real Estate Market

Pleasure Point is one of the most competitive real estate markets in Santa Cruz County. Homes here are in constant demand, and inventory is perpetually low. When a property hits the market, it typically receives multiple offers within days.

The housing stock is a mix of original 1950s and 60s beach cottages, many of which have been lovingly renovated, alongside newer construction that commands top-of-market prices. Ocean view and bluff-top properties are in a category of their own.

If you're serious about buying in Pleasure Point, you need to be pre-approved, move fast, and have an agent who knows the neighborhood intimately. I've helped buyers win in this market by getting ahead of listings before they go public.
