As of March 2026, active listings in Santa Cruz County are up about 12% compared to this time last year. That sounds like a lot, but we are still well below pre-2020 levels. Buyers have a few more choices than they did 18 months ago, but this is not a buyer's market by any stretch.
In Live Oak specifically, the average days on market is hovering around 14 days for move-in-ready homes priced under $1.4M. Anything above that is taking a bit longer, but well-marketed properties are still moving.
